AUZ BUILDING CONTRACTORS brings together a group of building professionals with years of design and construction experience.  AUZ BUILDING CONTRACTORS was established under the name Contract Check in 2010 after seeing the many issues and misunderstandings between builders and clients during a project, including issues with payment, overcharging, poor quality workmanship, slow projects, and a lack of understanding of the building process.

AUZ BUILDING CONTRACTORS Projects provides peace of mind to our clients through providing a building professional as your project manager, to represent our clients’ interests and speak the builder’s language on your behalf to ensure a smooth process. This can reduce the emotional and often financial stress of a building project.

We are an independent building expert our clients can rely on for support and advice.

AUZ BUILDING CONTRACTORS manages the design process, provides detailed programming, quality control, cost control and progress reports to keep our clients informed every step of the way.

Our management team draws on over three decades of project and construction management experience. AUZ BUILDING CONTRACTORS has earned the confidence of its clients through ensuring high quality workmanship, customer service and results which reflects the client’s requirements.

Our team of Managers have more than 40 years of experience including offices, retail, high end residential homes, multi residential apartments, ski resorts, hotel and hospitality and medical facilities.  Roles have included site management, project management, master planning and development management. They have extensive hands-on construction experience and is a registered domestic and commercial builder.

PROJECT MANAGEMENT

AUZ BUILDING CONTRACTORS  manages the process of building a new home, building renovation and extension or redevelopment of client’s sites for multi residential dwellings.

We manage residential projects from $500K to $15M in value.

Our services at AUZ BUILDING CONTRACTORS  include:

DESIGN MANAGEMENT. We develop the project brief, appoint and coordinate design consultants including architects, services engineers, building surveyors, fire engineers, hydraulic designers, interior designers, land surveyors, town planners, engineers, and landscape designers. We also work with consultants that have been selected by the client.

SPECIALIST DESIGNERS. We have worked with a range of specialist designers and contractors for lighting, communications, audio visual, kitchen design, rugs, paint or floor finishes and metal work.

DOCUMENTATION REVIEW. We develop project specifications and scope of works, review the project’s buildability, and assist in resolving building compliance issues.

GAIN APPROVALS. We coordinate and resolve any town planning requirements, building permits and issues with adjoining owners.

TENDERING. We have a number of builders we will recommend for a specific project or can tender to a builder selected by the client. We assess and negotiate with the tenderers and recommend appropriate building contracts. We review the building contract prior to execution to ensure all requirements have been met.

MANAGE WORKS DURING CONSTRUCTION. We liaise with the builder and manage the building contract and other specialist contractors or novated contracts. We hold regular project meetings which keep the client informed at all times.

CONTRACT ADMINISTRATION. We review all builders’ progress claims, cost variations, extension of time claims and the administration of Provisional Sums and Prime Cost items.

TIME AND QUALITY CONTROL. Monitor quality at every stage of the project through regular inspections and photographic records, review and monitor the builder’s program and progress on the job through regular project meetings.

MANAGE HANDOVER OF THE PROJECT. Inspect the project at completion and manage the defects list then monitor rectification by the builder.

INSTALLATION OF DESIGN REQUIREMENTS. Coordinate installation of furniture fit out packages, window coverings or specialist equipment and Fitout items including importation of fixtures and materials.

We prepare a fixed fee submission to meet your project management requirements.

BUILDING INSPECTIONS & REPORTS

AUZ BUILDING CONTRACTORS offers a range of building inspections and reports for residential projects including single dwellings, townhouses, multi residential and renovations and extensions.

  • We will prepare a fixed fee quotation based upon the size and complexity of your project.

    Premium Home Inspection Package

    For those building a new home and working with a volume home or boutique builder, AUZ BUILDING CONTRACTORS provides a complete review and inspection package including:

  • Review all documentation, plans, specifications, and engineering before contracts are signed.
  • Review the contract prior to signing and recommend changes to protect our client’s interests.
  • Carry out stage inspections and prepare reports. These reports identify problems or defective works, and they are forwarded to the builder or the Building Surveyor where necessary. These reports can highlight issues that are not covered by the mandatory inspections carried out by the Building Surveyor.
  • Review progress claims and cost variations and provide our recommendations.
  • Undertake the final inspection with the client and builder and prepare a final defects list.

DEFECTS AND QUALITY REPORTS

Many clients approach us once the builder has commenced with concerns regarding escalating costs, poor workmanship, or the slow progress of the project.

MAINTENANCE REPORTS

 AUZ BUILDING CONTRACTORS provides the following services to Owners Corporations

  • We identify and report on building issues or faults such as roof leaks, basement dampness and water problems, handrail, and facade deterioration.
  • We prepare a scope of works for the rectification of defective or deteriorated elements in the building.
  • We provide construction management of rectification works on a site, tender the works to contractors, monitor the progress and quality of works on site, keep the owners corporation updated, ensure all contractors meet the requirements of Occupational Health and Safety Act 2004, ensure adequate protection for residents and visitors during the works. We also assess and approve contractor’s progress claims, prepare defects lists on completion and ensure final completion of works. Refer Construction Management Section.

We act on behalf of building owners where they require assistance to administer a project. Architects and building designers often refer clients to us for this stage of the project.

Services provided include:

  • Review the building contract and specifications.
  • Review and approve all builder progress claims and claims for cost variations.
  • Review and approve Provisional Sums and Prime Cost items.
  • Review extension of time claims.
  • Monitor progress of the works.
  • Manage any dispute with the builder.
